On-Line Bill Payment Instructions and Terms

Your lease contains important provisions concerning when rent is due and what happens if rent is paid late. Specifically:

• Rent is due on the 1st of each month.
• Because rent is late if not paid on the 1st of the month, legal action can be taken as early as the 2nd of the month if your rent is not paid in full by the 1st of the month. If we take legal action, you will be liable for court filing fees.
• A late fee of 5% is assessed on the 11th of the month.

We appreciate your interest in on-line rent payments. Please note, however, that we will not accept on-line payments after 4:30 PM on the 6th of the month.

Disclaimer For Online Bill-Pay Service: In addition to the preceding terms and conditions, neither QDC Management Services, Inc., nor any of its officers, employees, agents, representatives, affiliates, subsidiaries, or parents, shall be liable for any damages of any kind arising from or relating to your use of the online bill-pay service, including (without limitation) any failure of any entity processing the on-line transaction to authorize all or any part of a payment or any misdirection of a payment. You will be liable for rent payments to us, within the timeframes required under your lease, and liable for any late fees that may be charged on those payments, if you attempt to make a payment and if that payment is not credited to our account by your institution by the date that payment is due. You, and not we, assume all liability for disruption of on-line service, misdirection of on-line payment, or any other error involved in the making and crediting of the on-line payment, except for errors that are solely due to the processing of your payment by our bank. QDC Management Services, Inc. further assumes no responsibility for the timeliness, deletion, mis-delivery, or failure to store any user communications or personalization of settings.

If, for any reason whatsoever your payment is not processed, authorized, or accepted by any entity involved in the processing of any online bill-pay transaction, or if any entity fails to accept your payment, you shall not have paid your rent and your shall have all liability for non-payment of rent as set forth in your lease. All outstanding payment obligations shall remain your sole responsibility. You understand, accept, and agree to pay to Fields Crossing and/or Shelburne Crossing (as applicable) any and all fees and/or penalties associated with the submission of any payment transaction that is returned by any bank or other depository financial institution for insufficient funds or any other error on your part.

PLEASE NOTE: Processing of payments using the Crossings at Washingtonian Center online bill-pay service may vary, taking up to two (2) business days. Your bank account may not reflect the online transaction until processing is complete. Nonetheless, please be assured that, just as we credit your payments by check when we receive the check (and not when the check clears), we will credit your account when you authorize the payment, and will reverse that credit only if the payment is denied or adjusted by your bank
